Duncan Scott has changed our lives. Not only is he the best stager in Toronto, but before we met Duncan, we were helpless. We didn’t just have a problem. We had a large character home that was extremely difficult to sell.  It was a really unique property – a classic 130 year-old Victorian red brick farmhouse with a turret that had little updating over the years. Also problematic was the fact that – by far – it was the nicest property on a street that had other, more recent, architectural characteristics. At the same time, the real estate market had all but collapsed.  Agents were reluctant to list the house at that time. We found a great agent, but he made it clear to us that only top quality staging would allow us to have a quick, successful sale.  While we were offered a selection of many stagers, it was clear that – both from our agent’s recommendation and the interviews we conducted - Duncan was the only viable option for us.

Duncan did more than just stage our 12+ room house. Through the entire process he explained to us what was being done, and why. He took our house and transformed it into what it should have always been. This was not just a cheap ``paint the walls? staging, but a profound and fundamental rethinking of what the home was supposed to be. What it could be. What it should be.

When it all boils down, what really mattered to us were three things: (a) cost effectiveness, (b) fun, and (c) success.

Duncan was extremely responsive to our budget. His advice was consistently aimed at getting the most value for our money and he taught us that successful staging doesn’t require that you spend a fortune. When something was available at a discount, that is where we got it.

The two week staging process we went through had to be among the most fun time periods of our lives. Selling a home is incredibly stressful. But having an engaging, dynamic person as part of your team makes it all personally fulfilling. Duncan made it fun for us. He also had a seamless, cooperative relationship with our real estate agent that made us feel like one big team.

Finally – as with so much in life - it boils down to the bottom line. We were selling in the middle of summer in a collapsed market where agents were telling us not to bother to list. We were told it would not sell. We were told we were making a mistake and listing the house for too high a price. Thanks to Duncan, our house sold in less than a day for $26,000 over list! (To be precise, it was on the market for 3 hours and we received multiple offers!) To leave no room for uncertainty - this home would not have sold without Duncan’s contribution.  And we received a generous multiple on the “investment” we made on Duncan.

At the end of the process, we had an epiphany. We had lived in a magnificent home that never realized its potential until it was up for sale.  We had failed to enjoy the qualities of our home as much as we should have. Many of these staging efforts were things we should have done a decade ago.

We acted on this realization. We had moved over a thousand miles away, to a new life and a new home. Before we moved in, we flew Duncan in to help us stage for living?. Our new home looks in every way like a functional showroom. We couldn`t be happier ... every time we host a dinner party and people comment on how well our home is put together, we smile and think of Duncan.
